Turning a 6 car garage into a unit

Hey BP, I’m looking to turn my duplex into a triplex. Underneath both of my units is a total of six bays worth of garage space. I can’t really charge more for rent for them so I figure I could turn them into usable living space. I am currently leaning toward turning all six bays ~1000 sq ft into a 3 bed 1.5 bath unit that I can rent out separately. Any advice? I am in search of a local architect that would be able to help design and plan this out for me. I Think I have a contractor in place but nothing is set in stone. The space is a square 33x33 ft
