Thank you Steven for some hopeful re-assurance in the middle of a lot of stress. :)Given that I've provided free rent, relief of late fees, free things, and paid for energy, I am hoping that they are decent enough people to simply move out, and be happy with the fact that they were the beneficiary of a lot of things. 

It's actually pretty stressful and my mind runs to all the various ways it can play out. 

There is no push button method more effective than walking and talking meeting people!  

@Rickey Garcia I'm in the camp of "go for it," but I say that with the assumption that you'll do your homework before signing any paperwork, you'll have contingencies in your budget, and you'll be prepared to handle the stressful nature of a flip.

Yes it is work and does come with some stress, but the amount of hours I spend actually working vs. the pay beats my W2 job.

I have considered a property manager before, especially when things get messy and I get stressed out.

They are high risk high, stress and a lot of work to operate successfully.

My manager is doing a great job of keeping the property in good repair, but it's been very stressful dealing with the vacancy of the 2 rent ready units.
