(we're aiming to win the bid for around 760k and the condo is only worth 900-1m, so after paying 6 months of arrears and closing costs we're only going to be about a little over 100k under market value, so it's not the most exciting spread - but the good news is it won't attract as much competition, and in this market it's getting harder and harder to find properties under market value especially in areas like Wailea) Like I said, I currently have a loan with ASB on a condo I bought at the court house, but my partner on this deal got her financing commitment from Elite Lending - so I don't know which bank she got a commitment from but that tells me there may be more than one willing to do it..

Now the spread in these rates is not huge, but it is technically a higher rate.Also, depending on where your capital is coming from, you may not be able to utilize any or all of the bonus depreciation anyways.
