(we're aiming to win the bid for around 760k and the condo is only worth 900-1m, so after paying 6 months of arrears and closing costs we're only going to be about a little over 100k under market value, so it's not the most exciting spread - but the good news is it won't attract as much competition, and in this market it's getting harder and harder to find properties under market value especially in areas like Wailea) Like I said, I currently have a loan with ASB on a condo I bought at the court house, but my partner on this deal got her financing commitment from Elite Lending - so I don't know which bank she got a commitment from but that tells me there may be more than one willing to do it.. 

It will also enhance pest attack and spread of weeds.

Now the spread in these rates is not huge, but it is technically a higher rate.Also, depending on where your capital is coming from, you may not be able to utilize any or all of the bonus depreciation anyways.  

These companies allow you to invest with minimal cash, while protecting your money with a large real estate portfolio spread across multiple assets classes.

I did understand that this range is pretty wide, but because of the fact that the property was pretty unique, I was comfortable with this spread.

I'm thinking the best idea I've heard is just owner financing to spread higs tax liability over time.

If you want to account for those extra expenses and are open to a yearly lease, another option would be to spread the fee you planned to charge over the course of the year as a rent increase. 

Plus I also explained the tax benefits of spreading out the sale, as well as the fact that he would continue to get a fixed monthly payment without all the headaches of being a landlord or paying increasing property taxes. 

If there is enough spread then it’s worth it.
