who normally handles lawn care/snow removal on duplexes and small multi's such as 3 plex?

not sure how duplex tenants can be required to do their own lawn care, alternate with each other and keep two lawn mowers at the property or something? or is this always a landlord responsibility with duplexes and small multi's such as a 3-plex. Im curious how you all handle this

We handle lawn care (mowing, leaf removal) at all our small properties (1-4 units). If an SFR is not a student house, lawn care is the tenant's responsibility, but we provide the option of hiring it done through our service (as we get better rates).

In our student houses, we handle snow removal from the drive, but the tenants are responsible for shovelling their steps, decks, walkways and any egress window wells. If they do not - or more aptly, when they do not -  we send our service to do it and invoice the tenant.

In our non-student SFRs and duplexes, the tenant is responsible for snow removal. Once again, we provide the option of hiring it out though our service provider at better rates.  

In the triplexes and quadraplexes we shovel common areas, but tenants are responsible for their own entrance walkway and steps.

Anything 6+ units, we handle all the snow removal.

In the smaller properties it depends on what you negotiate in the lease.  In larger buildings tenants expect the landlord to handle it all.    As the years tick-by we are moving further and further towards providing these services across all properties (to assure they are done completely and in a timely manner) and simply baking the costs into the rents.
