If you can only be 50% you'll have to secure your additional 1/4 some other way (and there are lots of ways).The only problem I see with your plan is the condo conversion. 

There are no reliable online sources for estimating rent for a specific property.

Because you are looking to operate a mid term rental, you actually have a bigger net to cast as most restrictions are specifically for STR's.

Once you know this you can plan for this on your next one.

Be careful with VA as Realtor should disclose to seller the percentage of eligibility they lose.Servicer of note is not required to respond in any specific time frame. 

Most good property management companies have their own network of handyman contractors, so you wouldn’t need to worry about that.In your lease, you can get pretty specific about tenant responsibilities.

Unfortunately I did not do the requisite due diligence early enough in terms of Zoning and I can not execute that plan. 

It is hard to plan a room when you will always be pulling down or putting up a bed.
