Ceramic has a different color under the surface. 

@Jon Latorre yeah when I see traditional decor like Mickey Mouse wallpaper in Orlando or bear skin rug wood cabin in Lake Tahoe.

The more the buyers spend, the more skin  they have in  the game.

I wish the tenants have some skin in the game when it comes to maintenance without imposing minimums. 

The job is fairly straight forward its a double vanity top and the surface mount bowl sinks are already on the jobsite.

Or is is ridiculous to use cash out re-fi money as your skin in the game down payment.

On the surface it just look like another random guru program with a couple of new groovy trademarks like "Cash Flow Cruncher" and "Debt Weapons"!

It also means you have zero skin in the game, zero investment in the property, and not a single thing stopping you from simply walking away from it if you get so much as a bad tenant.

Shouldn't  have a problem with it lasting if you can get the surface as clean as you can.

And just to get free of your W2 is surface...go deeper...did you aways want to be a clown in the circus, a stand up comedian, or you hope to be a shut in and order all your food off instacart so you can game all day?
