It was built as a 4-plex, it is not a converted house.All units are separately metered for all utilities except trash (owner pays).

Better check with your attorney.Any portion to the sale price needs to be paid on the option, not the lease, you need separate agreements.

Wholesaling and rehabbing are two separate niches that require different skill sets.

The reputable QI would open a separate interest bearing money market account at a bank with the funds being held in escrow; you would get statements showing the funds and the account number. 

In order to grow any business, you need to separate what parts of your business make the business run and what parts of your business are going to make you more money.  

(Many people have separate owners units though.)
