@Eric Michaels Wow, that opened my mind up on what is really happening on the real world, i never included those scenarios because it never happened to me, missing a deadline twice as much or going over budget more than twice the budget or abandon something on contract. i guess i need to get a schedule on a investor that has been there and done that. i have taken notes on your comments, they are really helpful and will be basing my inquiries before revising the offer again, hopefully the next one will cover 90% of the problems and will just revise the next according to the situation on a deal.

@Moshe EisenbergFor flips you might want to consider how to have LLC taxed as a S-Corp for investments held less than a year.The benefits are that you can minimize self employment tax, access more tax deductions like car, fuel, marketing, and mileage.It also eliminates schedule C and lowers audit risk.I am not an accountant so please consult yours to see if an S-Corp is right for your situation.

My feeling is that you get the best deals possible when they come up, regardless of the weather and do your best to schedule exterior work to coincide with the warmest possible weather.
