My renters just moved out of the our condo and we are doing or first round of lease ending and renting out to a new couple.

In Florida I have the opportunity to rent mine out year round as we have lots of tourist. 

As soon as we get through our current round of substantial DIY renovations and (hopefully) close on the deal we have under contract, we should be able to pay off the reno costs out of revenue in pretty short order and at that point we should be able to hire a manager if we want to, but we probably won't because I enjoy managing -- I am tired of DIY renovating though.

Sadly, the Northeast US is really tough for highly profitable STRs bc it's tough to attract year-round guests the way you can in other parts of the country.

This can give you insight into when they might be more open to your deal (for example, a year of numbers with the additional space, etc...).Even if you weren't successful in this first round, you'd have local feedback from lenders who now know you and you can follow up with in the near future. 

You might have better luck if you buy for all cash and then do a refi plus you'll eliminate one round of bank fees.

And would like them to be knowledgeable and well rounded when it comes to different properties and what I am exactly looking for which I am still trying to narrow down exactly.

Hello All-My main intention of this post is to get some feedback on my ideas and also to network with all of you, as I am new to this community.Quick back round: Im 26yrs old, work in Boston for a financial service firm making a modest income and despise this 9-5 office life(actually mine is more like 7-7 but who's counting).My partner and I are brand new to real estate and we are looking to purchase our first fix-and-flip within the next 4 weeks.

With that being said if you are going to do a year round vacation rental there go on the low budget side under 85 a night and allow pets so you hold a competitive advantage to hotels.

Normally they don't take that big of a hit during the first round of auctions.
