I would reach out to roof stock and see if they have contacts/vendors. 

The mobile is decent, will need a roof in 3-5 years.

Get those inspections done quickly...and you're probably only backing out if it is something catastrophic....like a roof that the seller has no interest replacing....or extensive mold or extensive termite damage...or something like that.

My preclusion to getting a license is having to work for a broker for 3 years, with no interest in the retail aspect.
