To house hack or not to house hack

Looking for comments on house hacking in a town home with long term goal of holding for appreciation and renting out full time in a couple years. I'm a first time home buyer so it'd be a good fit with not having the responsibility of a roof or outside maintenance. Eyeing a ~220k 3BR 2.5BA to rent out the other two rooms at 550/mo. I'm a young professional that would be seeking other young professionals but one of the bedrooms is 9.5x9.5 and there are only two designated parking spots with visitor spots nearby. HOA is $91/mo. I'd be okay with having to pay a little rent/utilities myself ~200/mo. So the lack of parking and small bedroom are both concerns. Anyone have experience with anything similar? Thoughts? Struggles/successes?
