Our plan is to buy the first home in cash, likely $550k-$650k, operate it under management for 3-6 months, then refi to pull out what we feel the property can support for a mortgage so we do not end up upside down. 

I currently have a construction management intership lined up for me during the summer but after that I plan on really taking on this real estate adventure.I plan on house hacking my first property, any advice ? 

To successfully invest in a property for steady income, establish your investment standards, research the market thoroughly, assess your financial preparedness, connect with local agents, property managers, lenders, and other investors, analyze properties carefully, consider various financing choices, do your homework before making an offer, and negotiate and finalize the deal.

One of the strategies that my property management team currently does to try to generate more PM leads is that we send out mailers to any expired and sold multi-units on the MLS.

So, basically being the project manager/GC on this deal.

If you are self managing you might take a rapport approach with the most responsible resident or one you have best relationship with.
