I go to local meet ups and meet plenty of lenders and wholesalers that could probably send you properties to look at, though I’m having trouble finding anything in my criteria.

While the IRS would still want to see me declare the income of, say $100, and then a correspoding vehicle expense of $100, I am much less likely to get in trouble than for a situation where you're exchanging a taxable service income for a personal service expense.But yeah - first advice is to find a new tax pro.

Thanks for the comment, @Greg Dickerson.I haven't hired yet an architect for producing a complete set of architectural drawings, but I am targeting something like this nearby property in terms of type, style, and finish.I will reach out to a few local contractors for getting a more detailed construction cost estimate.Is there there a rule of thumb for estimating operating expenses?
