I am targeting wholesalers through facebook groups, and hope to indentify good events in south florida to meet more wholesalers and investors.

I was also dealing out of state because the market I'm in isn't great for small home builders (who were my end-buyers in better real estate markets for home building).Also, my strategy is to be very targeted using a specific leads list of distressed homes I found before I stopped wholesaling, look up the the primary residence of the distressed home's owner, and knock on the door of their primary residence basically asking if they would be interested in selling the distressed home.

And who do you envision your target buyer to be?

Targeting a specific niche will help as well.

The fed targeting housing costs has indeed halted appreciation nationwide and housing prices are likely to plateau or drift down even in markets with low supply and a growing job base.  

Do a spread sheet and determine how many doors you need to hit your financial target.  

We targeted C class properties that needed some work to get started.  3-4 years ago (when we were buying heavily) this took on average about $30,000 to close on a deal, and then we would spend maybe $5,000 polishing up the place (new carpet or tile), and maybe some new paint.Today it’s probably tougher to find that deal.  

You will have to rely on research, word of mouth, gut instinct and the opinions of any professionals you hire.Understanding the laws and regulations regarding property ownership and property taxes in your target area is another challenge.

Rather than mailing to every owner at 1,0000 addresses, maybe you can build a list of specific properties you are targeting and build a mailer list that way.

My CPA is telling me that because this is a duplex, it might be "aggressive" to file half of the property as a STR and the other half as a LTR and I could be targeted for an audit since this is a gray area of the tax code.
