Most deals are not going to cashflow, as real estate is a very popular asset class and because of that the market is full of buyers who are not sophisticated and accept sub par returns, inflating prices.

This is my plan and feel free to tell me what I’m doing right or wrong.First note: i DO NOT have a **** ton of cash sitting around. 

I feel that getting in now would just jump start my plan instead of waiting.

In market like california if someone is offering property for 4000$ . is it possible?
