Safer At Home guidelines can be put in place for all tenants and the rentals can be marketed with those guidelines clearly defined (might even help attract prospective tenants).

I've had vacancies in my Old Louisville 4-plex in the past and it can definitely be a nerve-wracking experienc.eIf I were you, I'd contact each prospective tenant after each showin and ask them what they liked and didn't like about the property. 

At least a couple of prospective tenants I met indicated that they are on a month to month lease and won't be able to move until July 1st.

I never show to a prospective tenant until they have qualified (last step prior to CC and BG check).

Here are my two cents as a CRE Agent: Often times with off-market opportunities, the seller is not actually signing a listing agreement, but rather waiting for the agent to bring them a prospective buyer or LOI before signing any paperwork.

Do it in cities where permit process is not that long and Sell them for a profit. 

Don't ask him to do the work without a permit if a permit is warranted. 

Plus in my market if I'm owner occupied don't have to pull all permits for stuff.What state you in?
