Approaching Commercial Broker for off market
Looking for suggestions on the best way to ask commercial brokers to send you off-market deals. Should you offer to pay a flat fee if a deal is closed? Wondering what's in it for them?

Everybody wants their off-market deals. They get calls from people they've never met on a daily basis, asking for their best off-market deals. The investors who actually see their off-market deals are the ones that:
1) Kept calling back, meeting with them in person, and building a relationship
2) The broker(s) know can close a deal
3) Are experts in the market and asset class
4) Are very responsive
There are guides and strategies on building relationships with brokers on BP, which you can research. I would say don't call them and ask for deals right off the bat, because you're not going to get them. Know your criteria, down to minute details. Not "I'm looking for C class value add multifamily," get far more specific.
Build relationships, show commitment, demonstrate that you can close deals, and that if they send you a good deal you can close it.
