Prior to September 30th (the "in service date"), I purchased a new oven/stove, microwave, refrigerator and washing machine.After September 30th (the "in service date"), I purchased a new hot water heater and dryer (I thought I had adequately repaired the hot water tank and dryer, but I had to replace them for the tenant).Questions:(1) May I use the de minimis safe harbor or bonus depreciation for the appliances purchased before the in service date?

Lenders will want a property that is stable...that means decent condition and proven rental income...but it doesn't have to be perfect or even 100% occupied...just have a plan to fill it if this is the case.

@Sardar Mustafa KhanHold open houses for other Agents is a perfectly reasonable strategy in my office residual agents use with the understanding the one holding the house gets all the leads & the possible buyside if someone is interested.Great if you are just starting out since you can build up a list & get used to talking real estate to clients.

I think you're right, I already spend too much time teaching them basic things like lighting the pilot on the hot water tank@Bob Okenwa I don't think tenants are really missing out, they probably have never had a smart home and won't ever get to as long as they stay renters
