Quick Question: I need some good resources/ online property management sources for drawing up a new lease?

My suggestion - better in time and effort, and money (through the mistakes you going to make), than paying a guru.Between BP and books and all the other podcasts and blogs available for free, you shouldn't need any paid training - don't fall for that.

And creating an LLC here is extremely easy, you can do it online.

If you see any quality lower-cost courses on wholesaling or marketing available locally or online, consider taking them. 

Outside of this, it may help to start with a few basic online sources (rentometer.com, CraigsList, etc) to give you a jumping off point and some rough market insight.  

RE Education - look for someone with advanced training in RE.

I look at it this way and train beginners to shift their mindset to this. 

Train tenants to know when the main shutoff valve is.
