In hindsight, I should have purchased sewer insurance right out of the gate (if they offer that where you live) or at least, had the line camera scoped so I could see what it looked like.

It is rare for the "actual" (a note to the military as the unit leaders are "actuals") to offer one on one.

In addition, it was my understanding that I just need to RETURN the deposit in 21 days, not that the tenant has to RECEIVE the deposit in 21 days.

They do not add more for garage, basement extra storage, central air conditioning etc, which are market rent additives. 

They will offer to do maintenance and then do it poorly, if at all.If you want to rent the property, do the right thing and fix it up.
