From my experience there is not necessarily a noticeable corner that you turn.

He pays rent on time, I am upset but I don't know if I should say something now or when I terminate his lease in January, as I have to give him a 4 month notice.

I had filed an eviction on an inherited month to month tenant for non-payment (late on rent 16 out of 18 months) and also gave them a 60 day notice to vacate at the same time I had filed the pay/quit notice.

From an insurance standpoint I would get proof of both Liability and Workers Compensation coverage from the contractor (with a 30 day notice of cancellation).  

When I initially walked the property I noticed that there were 4 designated covered parking spots for tenants in my property and 4 additional uncovered parking spaces.

If they were warned in writing  an after reinspected in 7 days an nothing changed ,still many wiring violations,can i evict them w 15 day notice for not conforming to NEC code an local building safety/ fire laws.I own the unit beside them also which is in danger if there is fire .last week the microwave smoked or short circuited due to their negligence w overloading.I then sited an gave warnings on th he many violations..I want them out as soon an legally as allowed by law.There is noncompliance.Thanks

According to my reading of that lease if the tenant gave proper 10 days notice and the rent was UTD then he/she is entitled to the deposit.

I have a long-term month-to-month tenant who gave me a 30-day notice 2 days ago in writing to voluntarily terminating his tenancy at the end of this month (10/31).

Speaking about the brand new Seattle rules about giving 180 days notice for ANY rent increase and paying relocation costs if the tenant is unable to continue living there, what logistics have you come up with to navigate this? 

I gave the tenant two months notice in June stating that I will be moving in September 1.
