If you like low repairs and dont mind the HOA fee and can still make a nice return then either sector will work.

But isn’t adding a nice new 6-800sqft granny unit on 6-7000lot perfectly allowed and normal?

I'm lucky that my wife is a computer programmer that makes about 75K per year and has a nice boss that only makes her work in the office for 1/2 a day but pays her full time.

Smaller bedrooms and kitchen, bathrooms need to be remodeled.Long and the short of it, 1 is in better condition but not as nice of a street and 2 is outdated and needs to be remodeled and we feel like we could get in at lower price given comps and time on the market Any help or recommendations would be greatly appreciated!

Paid cash, house was occupied and to make a long story short, After one whole year and many court visits we finally agreed on them moving out by mid August.

I don't know that area, but I have a friend who lives there and could drive there to visit and look for cash flow properties.
