What's a better rental investment? Condos vs Townhouse vs SFH

I am planning to invest in my first rental property but not sure what would be a good rental investment, Condos or Townhouse or SFH..i am planning to start small so Condos and Townhouse seem to be a good point of entry but have HOAs, so I am confused!! Please advise..
