im not sure which type of brick wall you are referring too, but framing wont vary much on cost for the same wall that is load bearing verses non load bearing. its more a function of materials and complexity. as for bundling, anything is negotiable. in general, i have found it much easier to negotiate with contractors for bigger versus smaller jobs. put yourself in their shoes, a bigger job has more security and profit. i would be willing to accept lower rates for a project that will take 4 weeks versus one that takes 2 days.

Totally accepted as long as you understand you're representing yourself and they're simply facilitating the transaction and have a fiduciary duty to the seller.

Scaling up to me leads to success.I am in your same position,and I joined one of the big education REI groups.Starting out FB adds,Craigslist adds and bandit signs can help you scale up.Eventually building a team that includes an acquisition manager to bring in qualify and accept leads for your business.I have a CRM and access to send post cards or yellow letters to different situations.I have targeted pre foreclosures,out of town owners,etc.Always have a sign in your current projects too,people are curious some of my best referrals have been through my own projects neighbors.You have to do some research to see what works in your local market.Keep up with what is working and what is not.KPI.Scale up at your pace,you are successful!

The carpet hasn’t been vacuumed in years I’m assuming, she didn’t let anyone in her apartment for 25 years and now that there’s a new owner (me) she is having a hard time accepting that I am now the landlord and I want things clean and sanitary!

Just call around and see what you can find.Keep in mind you don't have to accept an emotional support animal if it's going to create an undue burden.
