I do not have the luxury of  a large list of high quality tenants.

Take a look at the many new student high-rises in Ann Arbor--very, very luxurious and pricey (do a search on M live.com  for her stories about these developments). 

You have at least $3,750 to $4,000 per month cash flow when the notes are performing so that is way more than you need to live luxuriously in Chiang Mai or most anywhere. 

-polished concrete (they even get this in luxury developments now...)-3-part epoxy (not at home depot lowes);  i think somebody from CO posted about it...

The tenant can view it as a luxury compared to their other obligations. 

There is a dishwasher, there isn't a garage (but garages not so common here) but there is a sizeable exterior shed for storage.There aren't a lot of 3 bed homes on the market nearby....there are some luxury apartments for 1400, there are some houses closer to the Univ but also smaller that are like 1600-1800.

My daily driver is an Acura which is a pretty inconspicuous luxury car. 

The units were renovated to compete with luxury apartment complexes nearby. where many college students are renting.

At least in a living/lodging situation, like a renter. 

Even though the house is not luxury, it was quite expensive to purchase in this area; so with cleaning and maintenance costs, our monthly expenses are around $7k.
