One defense to the produce the note demand is for the service to file a lost note affidavit and purchase a lost note bond, usually no more than 1% of the original face amount of the note.

Great pickup for you, very poor investment for him.We have this discussion at work all the time, and I have first hand experience where Australian's got sold turnkey properties in highly undesirable locations in Cleveland and they lost all their money. 

I switched to them after a couple claims from one tenant about the rent check getting lost in the mail (one time it probably legitimately was).  

I have had over 20 properties at one time and then the market took a dump (2007/2008) and I lost some of them, but I was able to keep 9 properties that are free and clear ( no mortgages ).

Plus you don't need to deal with rent control. 

Oh - I have heard from a few honest ones that they cannot pay the rent this month because they have a car repair, had to visit a dying relative, funeral, lost their job, hours were cut, school tuition was due for their son, etc.

I just had a competitive situation, that I lost.  

Doing it with a partner who does this all day is less time-intensive but you lose some control and some of the profit.

As I eluded to in my post (or attempted), I live 40 miles outside of Mpls and prefer to keep my first property close by for simplicity of management and control.
