I have had over 20 properties at one time and then the market took a dump (2007/2008) and I lost some of them, but I was able to keep 9 properties that are free and clear ( no mortgages ).

Oh - I have heard from a few honest ones that they cannot pay the rent this month because they have a car repair, had to visit a dying relative, funeral, lost their job, hours were cut, school tuition was due for their son, etc.
