Looking to buy my first properties in 2 years. Need Help.

Hello, everyone. I am new to this website. I have been a real estate investor for about 22 years. I have had over 20 properties at one time and then the market took a dump (2007/2008) and I lost some of them, but I was able to keep 9 properties that are free and clear ( no mortgages ). So my credit isn't great, but I have a great job and great rental income from the 9 properties ($4911) a month. 

I have an opportunity to buy 3 villas here in south Florida from an older gentlemen that has had the units for 20 plus years and is he ready to retire. I can buy them for $45,000 each in a place that I already own 5 units. They are all rented and in great shape. The rental income is $850 - HOA ( $159 ) - Taxes ( $70 - 75 ) = $616 NOI each ** ($1848).

My only issue is that I am having a crazy time getting finance for 9 properties that I own free and clear. I am looking to build up my retirement portfolio, but since I bought the last two units for cash the last 5 years,  I thought it would be easy to get financing for my free and clear properties, but was I wrong. I am looking for someone out that might know someone that is looking for a great return on there investment. Example $140k for 20 years @ 8%. I am welling to put up some of my properties for collateral and give a personal guarantee. Also, have an opportunity to buy 5 more units from an older lady that is also retiring, she is going to give me first right of refusal. I look forward to any input from BP community. Thanks.
