Putting in 6 months of effort to have it not go through was bad enough when I was able to be a part of the negotiation process, but now that I am cut out it really just isnt worth my time to deal with them.

Sure, you need lots of parking for this type of U&O, but it sounds to me that if you did this with 2 floors and a 20K footprint, you may be able to cut your land-needs by 33 or 50%, too (?)   

When the bill comes due the next year, the money is there in the escrow account for them to pay it.Taxes work similarly in that you are required to make an escrow deposit at closing and monthly contributions so that when the bill comes due, your escrow balance is sufficient to cover it.If your escrow balance ever gets above a certain threshold they'll cut you a check.

I just don't get how so cut and dry, if rent is a day late start eviction proceedings, etc some people on here are.

Contact your local sec-8 office and ask what their cut off date is.  

That's the first place businesses skimp when trying to cut costs.
