The layout seems strange.

Very spacious layout. 

We changed the original layout of the kitchen somewhat.

@Manolo D.When I worked as an estimator I always got a chuckle out of being asked "How much does a (fill in the blank) cost where "fill in the blank" was some type of building.At least give me a layout, type of skin, and number of floors.I am scared for people trying to use square foot prices for rehabs.

I know reviews are biased as people generally take to the internet when only when they had a bad experience, and those who had positive experiences don't feel the need to say anything, etc. 

If we spend the entire 100,000 on the property we ourselves will live in than we would want it to be a multifamily or for the layout to be conducive to additional tenants/renters.

Please do not take this as mean as in my 25+ years on the business I have seen too much buyer's remorseful  as real estate pics on the Internet are taken to show the house at its best and not its worst

Anita, I can't help you with your software question, but I can help you with Internet etiquette. 

Waikoloa is always pretty popular so (like anywhere) its a matter of picking a good property in a good neighborhood, doing a nice (but not TOO nice for the comps) remodel and pricing it reasonably.If you are not adding on or completely gutting the house (radically changing the layout), permits are not a big deal when it comes to resale usually.  

We like the small layer of extra privacy while advertising and we like not having to track all the spam we get on these accounts after removing the add from the internet.
