@Manolo D.When I worked as an estimator I always got a chuckle out of being asked "How much does a (fill in the blank) cost where "fill in the blank" was some type of building.At least give me a layout, type of skin, and number of floors.I am scared for people trying to use square foot prices for rehabs.

If we spend the entire 100,000 on the property we ourselves will live in than we would want it to be a multifamily or for the layout to be conducive to additional tenants/renters.

Waikoloa is always pretty popular so (like anywhere) its a matter of picking a good property in a good neighborhood, doing a nice (but not TOO nice for the comps) remodel and pricing it reasonably.If you are not adding on or completely gutting the house (radically changing the layout), permits are not a big deal when it comes to resale usually.
