It seems to be a community where all the homes have an indoor pools and short term rentals needs to go through an exclusive management company.

I also spent a long time in the SFH/MFH markets and the move to exclusive self storage investment was the best one I've ever made.  

I use Hubspot for all of my businesses and they cover the gamut in the industry from investing to technology. 

I would not suggest doing anything that is not allowed - even if inspectors are not 100% sure about the current law, the AIRBNB model is being closely looked at by every municipality big and small with general sentiment from residents and the hotel industry to be against it.

Give them your business and trust and it will come back in your industry.

I only give them a short time (about 5 days) to meet for the lease signing before they lose their exclusive rights to the unit, so this prevents someone from dragging their feet after they've signed the contract to hold.Once the lease is signed, I take down the ads and send out emails to people in mid-marketing flow letting them know that the apartment has been rented but I will reach out if something falls through.

Purchase price: $120,000 I was the Exclusive Buyers Agent in the transaction.Units were separately metered for water/sewer which was a great plus discovered in DD.The downstairs 2/1 unit was delivered vacant but this was the lowest price/ SF transaction around Olympia in the last 20 months which has great upside on rents and value with it's close proximity to USC and downtown.

The appraisal industry needs to catch up still.
