As far as my fears of having a horrible tenant as a first time landlord, I would say this isn't a bad situation to be in.  

People not from Houston have only seen the horrible photos on TV and may not grasp just how big this place is geographically, how spread out and dispersed everything is (meaning as bad it as it was, most folks were fine)... and decide to go elsewhere for work. 

It was a horrible experience Commercial loans take less time they do usually have a balloon at 5-10 years interest on mine now are 5.25%.

School districts are horrible, crime is on the up, local business are going under and are not kept up, and residents are getting worse and worse. 

The current windows are simgle pain and quite horrible at retaining heat.

The instant I left  the property, it would not work and customer service was horrible.

Many of them told me stories of horrible tenants with poor credit buying homes pre-crash.

However, we were getting charged crazy rates for the extra paperwork that needs done, and they were doing a horrible job (we found out later).

Or is this a horrible investment because the net profit doesn't even equal the OPM I used?
