'if it ain't broke, don't fix it'.I'm only pulled in the other direction because I know that most investors that run their operation like a business would leverage their equity to purchase more properties... since I can't leverage it via mortgage, I thought the smart thing would be to sell and buy properties that could be leveraged in the future.So, considering the current economy and real estate market... would you hang on until the situation 'needed' to be fixed, or switch tracks immediately and double-down?

If I get my brokers license,  I could still hang my license at my mentors Brokerage, and train as an associate broker,  until I'm ready to branch out on my own.

Hey @Michael Sewall, One of the best thing that you can do to help accelerate your investing is to start hanging out with other like minded people in the area.

Anyway, sorry buddy it just doesn't come across as a humble "I want to learn from more experienced people." post.You bought at sub 6% cap rate and have a due on sale clause hanging over your head for unforseen amount of time.

Would you hang on to this property a little longer, continue to add value, and then sell?

In the meantime, talk to lenders, make wealthy friends (private money), hang out with realtors who have their ear to the ground, and let everyone who will listen know what you are looking for. 

After hanging out on this site for 2 years and listening to nearly 300 podcasts, one of the top lessons I've learned is you will likely have to make a LOT of offers to get a deal.
