I started a half-million dollar complex renovation project for a rental property about a year ago with a 5 month deadline.

I've been devouring BiggerPockets podcasts, books, and courses for about a half year now and am at the point where I realize I need to start applying what I'm learning or I'm going to explode.I'm particularly interested in the Boise market because as I'm planning on moving there soon + house hack with a 3-12plex, but I have this feeling in my gut that everything there is extremely overvalued.

House in built in 2015 in a great area next to Lewisville lake with a highway within 1 mile of the property… perfect for a rental.

Bump half the property (any vacant units you can turn) once stabilized switch to the other half. 

I let my STR PM deal with these issues, but if I were to make the decision (I do not, the PM handles this without involving me) I probably would credited you half the unit cost for a future stay (assuming it rented for the days you had booked) and refunded all the incidentals. 

I’m under contract now to buy the fourth for $85K off market, which I don’t really have; I can swing about half.

Likewise, you do not own the parking spots in front of your house, as mentioned above they are public streets and anyone is allowed to park there whether they live in your house, live 100 miles away or down the block.

We’ll see if I can get more insight but I want to complete the work to start generating some income …it would complete to top half of the split level so We can start house hacking the in-law down stairs…again thanks everyone i really helps out
