I need a conventional load for a rental property!

I found a house in Flower Mound, TX for $298,000 I am playing to send in an offer for $325,000. House in built in 2015 in a great area next to Lewisville lake with a highway within 1 mile of the property… perfect for a rental. I need to send an offer over by 12pm November 8th that gives me roughly 15 hours to find the loan. I want to put down $30,000- $40,000. Please if anyone knows someone or if anyone of willing to work something house please let me know!
