I am a recent college graduate and I worked in a student housing apartment complex so I have a little bit of experience in it.

@Austin Negron any decent, literate, high school graduate loan officer should be able to warn borrowers about this long before it becomes a problem. 

We plan now to graduate to more direct management through VRBO, and hope to be able to transfer that review equity when we terminate with Evolve.  

I ended up moving because I wanted to buy a house and do a house hack for graduate school and the price point of San Diego was too expensive. 

I have been in the hardwood and tile business for the past 12 years but have been a CPA in Portland upon graduation and the my hardwood and tile has become a side business.

Because this way the whole family (mom, dad, sissy, brother, aunts, uncles, and grandparents) can all come see Private Smith graduate and become an official Soldier in the Army for a $300 per night vs. paying for 6 hotel rooms @$120 per night. 

I quit the basketball team and spent the year remodeling the house before I graduated.

There are a few times throughout the year (Football games, graduation at K-State, for example), where you might want to negotiate with your tenants to vacate the property, or time your leases such that you can airbnb the place, especially if it is a nice big place, or you can add value really quickly to it. 

Being a graduate of UAH I decided to give Huntsville a go as everyone who has ever been there knew it was only a matter of time before that city started exploding on the map.

One more thing:  congrats on having a college-bound son (a great accomplishment) and for raising one who is not expecting you to buy him a Ferrari for his high school graduation.
