They are perfect for the starter homes that Habitat builds but would be of no interest to a typical for profit builder.I am not familiar with specific permitting costs and government fees for a new build but I know the costs in and of themselves are not a deal killer.

At 5 units (and I'll assume growing) I'd probably consider switching all of your properties to a program like the one you mentioned ,and there are several others just like it.

In my area, local banks are hungry for small apartment deals and they'll be happy to work with you if you have a decent deal.I'm a bit late to this but if you take a pro forma of the 6 unit to a lender I'm sure they'd give you a pre-approval letter.I've also never been asked for that though unless the seller was a large bank/ government agency.

He now owns the Cor Company and if you do a little research, you'll find he pleaded guilty to bank fraud and served a prison sentence for it in the late 90's.Isn't he the same guy who wrote "Millionaire Secrets to Getting Free Room and Board from the Government"?
