I'm looking to purchase a multi-family investment property in Phoenix.  I understand it's not a great market for cash flow, but my focus is more on appreciation.  I own a place ...

I could have done it with a hard money loan or exploring other options, but I honestly didn't think of it at the time. 

How does that sound and are there any other options I can explore?

@Kyle WilsonExploring legal liability and the best setup for it is Step 2.Exploring tax benefits is Step 3 (and is totally pointless when your business plan is this unclear).You missed Step 1: figure out what you're trying to accomplish together and why you want to do it together.
