If you have any investment property how is the investment property titled (in your name only, in a 1065 partnership LLC etc etc)....last question - what is the size of the SBA loan you are attempting to get and what type of business/property are you trying to buy?

Also short sales have many rules, restrictions and require techniques to get a closing done......a fruitless endeavor for a beginner.

Although, if this is a first attempt, I would be extremely cautious and would recommend a few contractors make bids on the repairs either before or during escrow.Typically, repairs are signs of an opportunity to negotiate — only if you know what your getting yourself into.To your success!
