These vary by situation, but the most commonly requested documents are: Several months of statements for each bank account a borrower holds (including any investment accounts)Several months of statements for any outstanding loans, lines of credit, or other liabilities.

If I were you and want to maximize your time, I would create a video on Facebook, Youtube, or other sites to get the buyers to visit your one page landing site to collect their email in exchange of a free information book like wholesaling to educate the buyers.

You asked about buying site unseen:  There are several folks around the state that will do quick investigations and email buyers pictures of properties. 

To better your chances even more, include an updated bank statement.

When the property first came out I just sent a quick e-mail to the listing agent telling them I was interested. 

@Cameron Riley You have asked a few questions on here that makes me think you need to reconsider this statement lol.

Make a list of what's important in the terms that you are looking for... why you are looking for this type of loan... how you plan to use it... maybe even have a pre-written business summary with a Personal Financial Statement (most will require this) to show your past success and what you plan on doing in the future. 

Since he does not use the condo as an investment i'm not sure if a 1031 exchange would still be possible, I sent an email to a 1031 attorney I know but was hoping to get some feedback from hopefully someone who has dealt with a similar situation.
