Hi I just purchased a property about a month ago newly remodeled and now I have water coming from outside into the garden apartment through base boards and it looked like they put tar down outside along wall to try and stop leaks but didn’t do a good job so now water is seeping in at first it was a little but since it’s been raining all day it’s becoming more and more flooded I don’t know what to do I tried calling my lawyer but I’m getting no answer was just needing some advice on what to do I’m so upset right now

Typically, I am not a huge fan of home warranties, but it is sure handy when the tenant calls about a water leak or something and I just call the warranty company and pay $75 for their service fee and I am done.

Many people would be shocked at my summer monthly water bill as I suspect no where in the US is the water more expensive than San Diego.I want to encourage the tenants to conserve water and be responsible for reporting or addressing water issues (such as a bad toilet flap or a leak in the irrigation system) so we do not include water in the rent but charge the tenant based on actual water used.
