Without more info from your end, it's hard to judge the accuracy of your numbers. 

In short, buying from a turnkey provider relies on the integrity and experience of the provider - and your ability to judge this.

You declare the income in the state in which it is earned.

What I heard is if you're the sole proprietor it's much easier for them to do that but again it's judged on a case by case basis.We used the property address. 

Your custodian will expect you to provide an annual declaration to them on your LLCs value so they can report to the IRS.

So, I was thinking of buying it tenant problems and all, and spoke with a lawyer who thought the judge might be more likely to side with me, the new squeaky clean owner who's just trying to make things right, rather than ProTen. 

I responded that I would not enter her unit (as she has previously set me up with the code enforcement officer and then tried to extort me, saying that she just wants to see me in front of a judge, unless I can offer her some incentive to not go to court).
