You can renew, but a judge can sniff out renewals that are really in the intent to renew indefinitely.It got this way in Texas because unscrupulous investors down by the border were taking these huge down payments and setting up terms that almost garaunteed fortiture of down payment money.

There are good returns there (15%+ CoC, with leverage), but South Shore, Grand Crossing, etc. can be higher.
