Well for LA specifically, the first trick is just making sure you know how to run the numbers on rental properties-https://www.biggerpockets.com/renewsblog/2013/01/1...You are probably familiar with a lot of it being an agent and having PM experience, but it's especially critical to know all of it if you are looking for properties in LA.
