The B&B rules can apply even for if you do something as simple as have prepared foods, like pastries, waiting for them.  

Seller seems pretty motivated (i.e. flexible) and has nothing to lose by working with me to get this thing closed, rehabbed, and cash flowing again, so perhaps he will entertain some creative techniques to get this done.David, or anyone else, can you give me some more guidance on the owner financing terms I might go back to the seller with?

You may need to prepare for the possibility that your new epoxy floor will fail.

Always remember application and theory do not always align perfectly, so prepare yourself to encounter some trials and tribulations along the way, but through a low of wisdom on this site, you should be ablel to avoid many if they very expensive pitfalls.

I did do a 15% down payment on my first home but did 'creative financing' on my last deal and the one I'm working now.
