Hello,Does anyone have any suggestions on where to find a true mentor that will guide one through real estate education and deals, without having to pay $30K? 

I plan to continue working while building my buy and hold portfolio to help finance properties.I'm currently working with a great agent, have a HELOC in place, and analyzing properties daily to find something that makes sense.

If they make payments to the deceased and issue 1099 to someone else - they are also in violation...You are doing the correct thing by trying to educate yourself and follow the rules, but you should not hesitate sharing the name of the custodian so other's can be aware of this also. 

I plan on investing in Real Estate some time in the near futureI've been wondering on whether buying a house and paying for a mortgage will be a smarter investment instead of continuing to pay rent at the apartment I'm living in.

Selling could go a long way in helping me secure some rental investments in my area but if the market continues the way its going Id like to maximize my profits.

I have one particular tenant who will continually make nonsense calls all hours of the day and night.

I may be totally off here on my thinking, and if so, please continue to show me where I'm missing something. 

Then they would wake up and continue to do the same thing day after day after day. 

Right now, I'm planning on trying to get a job at a large commercial real estate broker when I graduate, so I can continue to learn more about the business as I begin to invest.
