When do you typically go in to inspect the property to be sure there’s no damage (legally)?

I submit 10, 3 get accepted I buy 3 unless something drastic comes up in the inspection. 

I would however have them sign a cleaning addenda that outlines what they can expect during their move-out inspection and what the associated fees will be.
