Total purchase price, down payment, amortization of loan, estimated repairs, will the repairs be included in the loan, closing costs, will they be included in the loan, breakdown expenses into: taxes, insurance, repairs, utilities, reserves, legal fees like certificates of occupancy or rental permits, and anything else.

If it doesn't have a lead certificate on file, it IS going to cost you to delead, the state has pretty much made it mandatory at this point, at least if you want to avoid the liability of a lead paint lawsuit from a past tenant.
