Your post didn't sound like it came from a landlord with 25 years of experience, so I was pointing to the basics hoping it would motivate you to do some research.A quick Google search revealed numerous NJ banks that offer the convenience of opening accounts online.

While I was trying to be clear about not having any experience with you, I don't know if many people understand the fund of funds or co-sponsor structures and if/how they bring any value.  

@Molly JonesUnfortunately, many wholesalers that you meet randomly online are not very experiences or particularly skilled at what they do and often rely on bulk rather than quality so there is a high probability that they know very little about the property itself aside from the basic data that they obtained online through data scrapping.

If you are planning to offset a large amount it may be beneficial to speak with a tax pro to ensure your strategy will work.  

I don’t have multi-res experience in DFW, but I have owned multiple rental sfr’s there from prior to the gfc.In this business, especially now, you may need to kiss a lot of frogs to find your prince/princess, or turn over a lot of rocks, or any other metaphors that you like.

I would, instead consider a partner with capital and perhaps experiences and skillsets different from those of your own.

I'm a very new investor and wondering if anyone here on BP has experience with Rondo Investments as a PM in Detroit.

Whole homes, in my experience, have more vacancy, especially larger homes but the overall dollar amount is higher in most cases.

I figure the worst case scenario, I don't sell anything but I gain a very significant amount of experience and knowledge about real estate (I would be surprised if this happen though as I do have a lot of sales experidence).
