I have a condo that would be great for short term rental on Airbnb or similar. 

I remember a time when we had a nice condo in the suburbs with very nice berber carpet that had a stain near the entryway.

It’s a two story, the top level is a 2 bedroom apartment and below is a large 2 bay garage, office and bathroom.

It will be a single family house 4 bedroom 2 bathroom.3 enquiries for an year sounds very dismal. 

One idea we had was to rent individual bedrooms to students around $800 each.

If you put yourself in the rational consumer’s shoes, you would consider the total cost of each of the following housing options:A) a monthly mortgage payment + utilities + insurance + taxes on a single family home that you buyB) a monthly rental payment + utilities on a 3 bedroom single family home that you rent C) a monthly rental payment + lot rent + utilities on a 3 bedroom mobile home rental that you rent D) a monthly mortgage payment + lot rent + utilities + insurance + taxes on a 3 bedroom mobile home that you own (own the home and rent the land)A deal breaker for me is a situation where there’s <$200 spread between options A/B and C/D.

How about bedroom sets or office desks?

I'm looking at getting at minimum a 4 bedroom house and will rent 3 of the rooms individually to young professionals.
