Last I checked, they still had an income and net worth test, but even lower middle class people could qualify.That being said and to Chris's point, regulatory filings and operating costs on such a venture can add up. 

I keep reading of the benefits but as I read about the test I was taken back.

Obviously we need a fairly accurate ARV on both properties as we plan to BRRRR. 

Is this enough or would anyone recommend additional tests, such as a soil test?

Assuming your ARV and reno budgets are accurate, I'd look to go at it that way.

How accurate are my cost estimates?

That company should be able to provide you with accurate information on the what and how to do it properly.

Its a quick class or home study then a 3 hour test.
